In an unregulated market, we are proud to be an ARLA and NAEA Licensed Letting Agent. Both Associations impose rigorous standards and require membership of The Property Ombudsman scheme all of which protects you and your property.


Being an ARLA and NAEA Licensed Letting Agent also means that we are members of their Money Protection Scheme thus also protecting money we hold on your behalf.


From a dripping tap to full refurbishment, we have a maintenance programme to meet your requirements for which we operate a totally transparent charging system. We also provide 24 hours emergency maintenance cover. All this is administrated by our online maintenance system so everyone involved is kept advised of progress.

How much is a loaf of bread?

Well that depends on what you want. Do you want white, brown, wholemeal, granary, sliced . . ?

No different with letting and/or managing your property. Where is it located, what accommodation does it offer, what condition is it in, are you resident in the UK or overseas . . ?

By law, we are obliged to display our fees where they are easily viewable. So, our scale of charges for our 'standard loaf of bread' is set out below. However, if you want white, brown, wholemeal, granary or sliced then give us a call!

Scale of charges - landlords

1. Standard Let Service

72% (60% + VAT) of one month's rent payable for each letting where the tenant is introduced through the Agent

2. Premier Let Service

11.4% (9.5% + VAT) of the rent received, deducted by the Agent, subject to a minimum of £70 per month.

3. Full Management Service

15% (12.5% + VAT) of the rent received, deducted by the Agent, subject to a minimum of £60 (inc VAT) per month.

The fees under the above service are payable when any individual or organisation enters into an agreement to rent the property as a result of our promotion, introduction, or viewing by the Agent.

NOTE: The above check-in and check-out fees represent 50% of the total check-in and check-out fees with the other 50% being paid by the tenant(s).

Additional Charges

Minimum Fee

Where the Landlord cancels the Agent’s instruction to provide one of the three above services the Agent will charge and the Landlord will pay a fee based upon 6% of the agreed rent for the period not exceeding six months from the commencement date of the tenancy.

All fees include VAT at the current standard rate.
